Thane residents least vaccinated compared with Mumbai, Pune, Navi

With low response at vaccination centres, Thane Municipal Corporation has fully vaccinated only 74% of the population including those in the 15 to 18 years age group; this is much lower than the neighbouring cities of Mumbai, Navi Mumbai and Pune

Mumbai city has fully vaccinated 98% of its adult population, Pune has fully vaccinated 79.5% of its population and Navi Mumbai has provided both doses to 94% of its overall population, including those in the 15 to 18 years age group in both the cities.

TMC has the lowest number of fully vaccinated residents despite being a part of the Mumbai Metropolitan Region (MMR). According to the TMC officials, many tested positive in the third wave and can now get vaccinated only after a few months. This has hit the vaccination figures in the city. Mass vaccinations and corporate vaccination facilities have also stopped in the city.

In February, since the decline of the third wave, Thane city has administered around two lakh vaccine doses overall. In the beginning of January, Thane city had vaccinated 75% of the population with the first dose and 50% were fully vaccinated. Due to the harsh weather conditions and the onset of the third wave in January, the vaccination process had slowed down.

“Many have tested positive for Covid in the third wave. As there continues to be a wait of three months after testing positive to get vaccinated, the response is poor for the second dose. We are focusing on completing the first dose vaccination through various initiatives like door-to-door vaccination and mobile vaccination centres. Although mass vaccination and corporate vaccinations facilities have stopped in the city, we shall soon revisit areas where vaccination camps were set up as many will now be due in these places for the second dose of vaccination,” said an officer from TMC.

Meanwhile, merely 87% of the population has taken the first dose till now within the Thane city.

“We will manage to vaccinate more than 90% of the population with the first dose by the end of this week. Our focus continues to be providing the first dose vaccination to the entire population at the earliest. The response for the second dose vaccination, although slow, continues to be steady. We are continuing with our various vaccination awareness programmes. On a daily basis, we continue to have more than 50 vaccination centres across the city that provide around 300 vaccine doses each,” said Dr Prasad Patil, Immunisation officer, TMC.

Moreover, hardly 2.50% of the population has taken the precautionary or booster dose till now. Only 44,718 have been administered the booster dose. This includes 14,930 health workers and frontline workers, 29,788 senior citizens have also taken the booster dose across Thane city.

“The response for vaccination among senior citizens at the start of the vaccination drives itself was poor, hence those coming forward for the booster dose will pick up only after a few more days,” added Patil.

Office Space Leasing to Increase by 10-15% in 2022 : Experts

“Occupiers’ intention to expand is expected to exert downward pressure on vacancies in the coming years,” said Anshuman Magazine, chairman and CEO-India, South-East Asia, Middle East and Africa at CBRE.

Office vacancy level across eight major cities increased marginally to 17% in the fourth quarter of calendar year (CY21) from 16.9% in the previous quarter but the exodus of companies from large building complexes due to Covid-19 appears to be bottoming out, according to an analysis by ICICI Securities

Experts said vacancy levels will fall going forward.

“Occupiers’ intention to expand is expected to exert downward pressure on vacancies in the coming years,” said Anshuman Magazine, chairman and CEO-India, South-East Asia, Middle East and Africa at CBRE.

As per the report, vacancy in NCR has increased to 27.7% in Q3CY21.

Post the onset of the first Covid-19 wave in India from March 2020 (Q1CY20), Grade A vacancy levels across India's top seven cities have risen by 3-8% till December 2021.

Among these, the Hyderabad market has seen the highest rise in vacancy levels from 5.5% in Q1CY20 to 15.1% in Q4CY21 due to a combination of tenant exits and large completions/supply.

While the Omicron surge has temporarily delayed the recovery in office leasing by a quarter, experts expect this trend to reverse from April this year onwards with the improved pace of vaccinations across India, select corporates recalling employees to offices and gradual pick-up in international travel.

“We anticipate that this space take-up would be a combination of pent-up demand and expansionary/consolidation-led leasing as occupiers start to realign their business strategies after a long hiatus post the pandemic,” said Magazine.

Office leasing activity in India witnessed a steady recovery in 2021 with gross absorption touching 41.1 million sq ft, an increase of about 16%.

This momentum is likely to continue in 2022 with gross absorption expected to increase by about 10-15% on an annual basis.

“We firmly believe that vacancies have bottomed out and the graph will turn positive in 2022. Given the relatively subdued impact of Covid phase (Omicron), we have already seen request for proposals (RFPs) from occupiers out in the market with several large transactions slated to close in first half of 2022,” said GaganRandev, executive director, India Sotheby’sInternational Realty.

Heading into CY22, commentary from REITmanagers indicate that incremental portfolio exits will be balanced by new leasing and many tenants retaining office space.

The only dampener is that vacancy levels across REITs have cumulatively risen by 500-900bps between March 2020 and December 2021 owing to tenant exits.

While the jury is out on the eventual outcome of the back to office plans of various corporates, broad consensus is that 15-20% of employees may permanently work from office (WFO), 10-15% of employees may permanently work from home (WFH) while balance 60-70% of employees may work under a hybrid model of WFO with WFH.

Mexican food has become part of the American cuisine for many reasons: The United States is located next to Mexico and naturally Americans want to try their neighbor’s food; a growing percentage of the U.S. population comes from Mexico, bringing their cuisine with them; Mexican food is promoted when we celebrate Cinco de Mayo; and of course, Mexican food tastes great.

We visited a wide range of Mexican restaurants in the United States to find out what Mexican food in America really is. We came up with a list of the most popular Mexican food dishes served in America. We present them here with definitions and in alphabetical order. This is your Mexican Food 101 lesson. Burritos

What is a burrito? A burrito is a large flour tortilla, filled with rice, beans and some kind of meat, like ground beef or shredded beef, pork or chicken. In addition, it is filled with different things such as lettuce, tomatoes, black olives, cheese, and onions. Burritos can be topped with guacamole, sour cream, pico de gallo, and/or salsa.

Chimichangas

What is a chimichanga? If you take a burrito and deep fry it, then you get a chimichanga. Deep-frying it in vegetable oil makes it crispy and it’s usually served with rice and beans on the side. Topping it with melted cheese, lettuce, tomato, guacamole and sour cream is also common.

Enchiladas

What is an enchilada? Enchiladas are thin rolled corn tortillas with different things inside like beef, pork or chicken, cheese, Mexican Rice, and more. Usually served with beans and a mole sauce such as tomatillo sauce.

Fajitas

What are fajitas? Marinated chicken, steak or shrimp together with onions, green peppers, tomatoes, and other vegetables are grilled on a special skillet. When cooked, it is rushed out to your table served sizzling hot in the skillet it was cooked on. It is served with flour tortillas, guacamole, pico de gallo, sour cream, rice and beans. You then fill your tortilla with all the goodies and make it just right for you.

Flautas

What is a flauta? A flauta is a large flour tortilla rolled up tightly with chicken, pork, or beef, and cheese inside. It is then deep fried until crisp. Top with sour cream, a good mole sauce, and some onions. (Taquitos are the same thing as Flautas, but with corn tortillas.)

Nachos

What are nachos? Nachos are crunchy tortilla chips topped with all kinds of goodies. Toppings include beef, chicken, different kinds of cheese, guacamole, sour cream, jalapenos, pico de gallo, salsa, and olives. Usually served as an appetizer, but sometimes as the entree.

Tacos

What is a taco? A taco is a corn or flour tortilla filled with beef or chicken and vegetables such as lettuce, tomato, onion, and peppers. There are two kinds of tacos. Soft tacos made with flour tortillas, and crisp tacos that are usually corn tortillas fried in oil to make them crisp. Toppings include cheese, guacamole, sour cream, and pico de gallo. Also served with popular side dishes such as beans and Spanish rice.

Tamales

What are tamales? Tamales are usually corn dough filled with beef, pork or chicken, cheese and vegetables, wrapped in a cornhusk and then steamed or boiled. Although tamales are served in the cornhusk, you should not eat the husk.

Taquitos

What is a taquito? A taquito is basically the same thing as flautas described above, but with corn instead of flour tortillas. Taquitos are also sometimes smaller than flautas and may be filled with different sauces before being deep-fried.

Tostadas

WWhat is tostada? A tostada is a flat crisp corn tortilla, topped with goodies like beef, pork or chicken, lettuce, tomatoes, cheese and so on. Tostadas are very similar to tacos, except the tostadas’ tortilla is laying down flat instead of being folded.

Quesadillas

What is a quesadilla? A quesadilla could be called a Mexican cheese sandwich. It’s a flour tortilla with grated cheese that is cooked on a griddle or in a skillet until the cheese is melted. Other goodies are often added before cooking, such as beef or chicken, onions, mushrooms, cilantro, tomatoes, black olives, red and green peppers, green onions and more. It is usually topped with guacamole, sour cream and salsa.

Juicing For Your Blood Type

Ever wonder why a particular diet works great for some people but not others? Well now we know! Finnish scientists recently discovered that molecules which cover the surface of blood cells and determine each person's blood type are energized by different nutrients. In other words, certain foods are better suited to certain blood types. Thus, eating – and juicing - according to your blood type can be effective in lowering weight, boosting energy, and relieving GI problems.

according to your blood type has been an intriguing theory for decades as presented in the book, Eat Right 4 Your Blood Type by Peter D'Adamo, N.D. This article briefly reviews the foods that are best for each blood type, with a particular emphasis on fruits and vegetables and juicing recipes.

There are 4 blood types: O, A, B, and AB. Type O is the "oldest" blood type according to D'Adamo's theory, set in our genes when we first emerged as hunter-gatherers. Type O's have the hardiest digestive systems which consume mostly meat. Type A people come from the later development of agrarian society which adapted for the optimum digestion of all kinds of plant food. Type B folks are descended from nomadic people who raised herds and adapted to eating both plants and meat. Type AB arose most recently in our evolutionary history with digestive systems with both A and B blood type characteristics.

Type O's do best with a high protein and low carb diet. Their digestive systems need lean animal protein for optimal health along with certain fruits and vegetables, but only a minimum of carbohydrates. Since their digestive systems are high in acid, coffee and processed sugar is to be avoided. Rigorous exercise makes O's feel at their best.

Foods that don't do well with O's are: wheat, corn, beans, cabbage, brussel sprouts, cauliflower, avocado, eggplant, mushrooms, olives, potatoes, mustard greens, sugar, bacon, ham, and pork, caviar, lox, herring, and octopus, cashews, peanuts, pistachios, dairy, cereals, pasta, oranges, melon, strawberries, apples, cinnamon, nutmeg, pepper, vanilla, vinegar, ketchup, mayonnaise, pickles, coffee, distilled liquor, all soda, and black tea.

The best ingredients for Type O juices are cherries, leafy greens (particularly kale, spinach, and broccoli), bananas, blueberries, figs, mangos, and plums. The sugars naturally found in these fruits and vegetables combined with their alkalinity will not increase the acidity in the type O constitution. Here are some great juice recipes for O's:

People with type A blood have a less hardy digestive system, and don't process meat well. They do best with vegetables and fruits as well as whole grains, tofu, and legumes. Animal protein and dairy products tend to rot and ferment in their digestive tracts, and the toxic bacteria backs up into their tissues and muscles, causing digestive distress. Type A's have less hydrochloric acid in their stomachs which is why they do not properly absorb Vitamin B12 which is found in red meat, although B12 is also found in vegetable protein foods such as Spirulina, soy, and seaweed.

The best exercise is not a vigorous workout, but rather calming, centering exercises like Tai Chi, Hatha Yoga and golfing. Type A's should avoid meat, dairy, sugar, white and whole wheat flour, corn oil, cottonseed oil, peanut, safflower and sesame oil, brazil nuts, cashews, pistachios, garbanzo, kidney, lima, navy, red beans, tamarind beans, cereals, pasta, cabbage, eggplant, lima beans, mushroom, olives, peppers, potatoes, tomatoes, yams, bananas, coconuts, mangoes, melon, oranges, papayas, plantains, rhubarb, tangerines, gelatin, pepper, vinegar, wintergreen, ketchup, mayonnaise, pickles, pickle relish, Worcestershire sauce, beer, distilled liquor, seltzer water, all sodas, and black tea

The best Type A foods are berries, figs, plums, avocado, pears, peaches, broccoli, carrots, collard greens, kale, spinach, garlic, soy products, pineapple, and only moderate amounts of fish and poultry. Type A folks do really well digesting grains and beans such as green beans, black beans, black-eyed peas, lentils, and soy. Snack on nuts and seeds.

People with blood type B have very tolerant digestive systems. They do well with meat, plant, and dairy foods with only a few exceptions. D'Adamo highly suggests that type B's eat turkey rather than chicken because the later has a protein that directly interferes with type B metabolism. They should avoid corn, buckwheat, lentils, peanuts, and sesame seeds, as these foods will tend to make them gain weight. Just like the Type O's, Type B's tend to have a problem with wheat products and nuts.

Foods that are particularly good for B's besides red meat and turkey are liver, eggs, seafood, especially deep ocean fish such as cod and salmon, flounder, halibut, sole, licorice tea, soy products, olive and flaxseed oil, oatmeal and puffed rice. Foods to avoid are corn, lentils, black-eyed peas, garbanzo beans, peanuts, sesame seeds, buckwheat, wheat, shellfish, tomatoes, tofu, artichokes, avocados, olives, pumpkin, radishes, tempeh, oil of canola, corn, cottonseed, peanut, safflower, sesame and sunflower, coconuts, persimmons, pomegranates, prickly pears, rhubarb, starfruit, allspice, almond extract, barley malt, cinnamon, cornstarch, corn syrup, plain gelatin, black and white pepper, tapioca, ketchup, hard distilled liquor, seltzer water, all sodas, amaranth, barley, cornflakes, cornmeal, cream of wheat, kamut, kasha, rye, seven-grain, shredded wheat, wheat bran, and wheat germ.

Great type B juices include leafy greens, beets, carrots, sweet potatoes, peppers, eggplant, bananas, cranberries, grapes, plums, watermelon, papaya, and pineapple.

And finally the rarest blood type is AB which has only been around for the relatively short period of 1000 years. AB blood is a result of the intermingling of disparate groups. AB's combine the best and the worst of A's and B's - most foods that are bad for A's and B's, are also bad for AB's, with the exception of tomatoes. Like Type A, AB's produce less hydrochloric stomach acid and thus do not do well with a lot of animal protein, yet some is essential. Therefore, portion size is important, and with less frequency. Be sure to take bromelain, a digestive enzyme derived from pineapple, to assist with the digestion of your animal protein meals. The best meats for you are lamb, mutton, rabbit and turkey. Also, avoid smoked and cured meats.

Foods to avoid are red meat, kidney and lima beans, seeds, corn, buckwheat, wheat, chicken, cornish hen, duck, goose, ham, heart, partridge, pork, veal, venison, quail, anchovies, barracuda, beluga, bluegill bass, clams, conch, crab, crayfish, eel, flounder, frog, haddock, halibut, herring (pickled), lobster, lox (smoked salmon), octopus, oysters, sea bass, shrimp, sole, striped bass, turtle, yellowtail, cheese, ice cream, sherbet, whole milk, corn oil, cottonseed oil, safflower, sesame, and sunflower oil, filberts, poppy seeds, pumpkin seeds, sesame butter (tahini), sesame seeds, sunflower butter, sunflower seeds, adzuke, black beans, fava beans, garbanzo, kidney, and lima beans, black-eyed peas, cornflakes, cornmeal, kamut, kasha, corn muffins, buckwheat kasha, barley flour; artichoke pasta, soba (buckwheat) noodles, artichoke (domestic & Jerusalem), avocado, white & yellow corn, black olives, peppers, radishes, mung bean & radish sprouts, bananas, coconuts, guava, mangoes, oranges, persimmons, pomegranates, prickly pears, rhubarb, and starfruit.

1. Eat slowly; chew your food well
It takes 20 minutes before your stomach sends a clear message to your brain that you're full.

If you take the time to chew your food well, you will find you end up eating less. Ideally, you should have smaller, frequent meals as opposed to larger, infrequent ones.

2. Eat more
If you want to lose weight, starving yourself does not help -- you need to eat well. Surprised?

Here's the explanation: When your body doesn't receive the required nutrients, your metabolism slows down. Metabolism is the rate at which you burn calories while resting. So, if you don't eat enough, fewer calories will be burnt and there will be less fat loss. You should eat small meals at regular intervals to keep your energy levels high. Eat till you are satiated (at the same time, don't forget what we suggested in Tip No 1).

3. Eat less red meat
Red meats are high in saturated fat and should be avoided by people with high cholesterol. Chicken and fish are the best meats to consume.

Fish is better than chicken because it has antioxidants. Antioxidants are organic substances that include vitamins C, E, A and carotenoids; carotenoids add pigment to some fruits and vegetables. For instance, carrots wouldn't be orange without them. Beta-carotenoid is the most popular of carotenoids. Antioxidants help prevent cancer, heart disease and stroke.

These meats can be baked, grilled or roasted. Frying will add unnecessary fat.

4. Prevent constipation
Add fibre to your diet; this adds bulk to your food and prevents constipation. Whole grain foods like oatmeal, bran, wheat germ, brown rice, fruits (especially with their skin), prunes (dried plums), etc, are all good sources of fibre. Have honey in a glass of milk twice a day.Have one tablespoon of corn syrup in a glass of water. Corn syrup is actually corn starch, which is primarily glucose. 5. Have onion and garlic
Onion decreases blood pressure and garlic decreases cholesterol. Any amount and form of onion and garlic will give you the benefits of their properties, but a raw garlic clove taken on an empty stomach in the morning is the best.

6. Use less salt in your cooking
Use minimum amount of salt for cooking if you have high blood pressure. Salt also causes water retention. This means your body will retain water if it is not receiving enough.

After all, it still has to carry on the normal functioning of the organs and, if you are not drinking enough H2O, then the body starts keeping it.

Water being taken in other forms, such as, soups, dals, drinks, etc, is retained for later use. Bloating and puffiness are all signs of water retention.

7. Have calcium-rich foods
Use skimmed or double-toned milk and milk products as these contain less fat. Double-toned milk has lesser fat than toned or full cream milk.

In the non-packaged variety, cow's milk is just as good as skimmed milk; it is definitely better than buffaloes' milk as the latter contains large amounts of fat. You should have between one and two glasses of milk a day.

Other sources of calcium and protein can be taken instead of milk, if one is allergic to it. Calcium rich foods include almonds, figs, red kidney beans (rajma), mustard greens (sarson ka saag), etc. Proteins can be found in meats, sprouts, soya, dals, etc.

8. Switch from maida to whole grains
Replace maida products with whole grains, whole wheat, soya breads, etc, as these have a good amount of fibre; fibre helps in binding cholesterol, which helps in less production of bad cholesterol. Whole grain foods like oatmeal, bran, wheat germ and brown rice, fruits, especially with skins, prunes, etc, are all good sources of fibre.

Too much fibre may cause loose stools, so you have to monitor your individual intake accordingly. Medically, approximately 25 gm of fibre a day is enough to help maintain your digestive system.

A good indicator: four slices of brown bread contains five grams of fibre; so does one large banana or orange.

Bake a Cake

Marble Cake (Eggless)


Ingredients

140 gms plain flour (maida)
2 tsp levelled, baking powder
1/2 tsp baking soda
1/2 tin (200 grams) condensed milk
60 ml melted margarine or butter
1 tsp vanilla essence
1 tbsp cocoa powder
2 tsp powdered sugar for soaking
Chocolate Butter Cream/ Icing
grated chocolate and cherries for decoration

Method

Sieve the flour, baking powder and soda bi-carb together.
Mix the condensed milk, flour, melted margarine, vanilla essence and 1/2 teacup of water.
Divide the mixture into 2 parts.
In one part, add the cocoa and mix well.
Grease and dust a 175 mm. (7") diameter ring mould tin.
Put 1 tablespoon of each mixture alternatively in the tin.
Make another layer over the first, but this time put the cocoa mixture on the white mixture and vice versa.
Bake in hot oven at 400°F for 25 minutes.
Cool the cake.
Dissolve the powder sugar in 1/2 teacup of water and soak the cake thoroughly with this syrup.
Cover with chocolate butter icing.
Decorate with grated chocolate and cherries and serve.
