When a buyer selects the right broker, half the job is done as most brokers have proper knowledge of the property market and will strike the best deal for him.

Sunil Aggarwal, marketing consultant, was searching for his dream home in western suburbs of Mumbai. Initially, he was doing online research but was not able to close the deal due to mismatch in information. Then Aggarwal met an agent at the site office of reputed builder and he saw that the agent was negotiating to get the best price to his client. Rajeeb Dash, AVP marketing of leading construction company says, "Brokers are an important part of the buying cycle for consumers. Even though the broker community is largely fragmented and unorganized, with training and collaboration with the developers they form an important intermediary in the real estate sector."

According to Kaizad Hateria, brand custodian and chief customer delights officer of leading construction company, says, "They have a detailed knowledge of the property market, on-going rates, upcoming projects, and also identify fraud builders. They act as consultants to potential home buyers who want to invest in a home located in an area which is not well known to them. By charging minimal commission, these brokers assist buyers to choose homes as per their needs and budget. A good broker who has proper knowledge of the market will facilitate best deal for buyers and help them to smoothly navigate through legal glitches."

Earlier in India, buying and selling of properties used to happen in a very ad hoc manner with no understanding of the project being sold to the buyer. This led to a buyer ending up investing in property not desired or thought off. Devang Varma, director of another realty company says, "With the real estate industry being organised, the developers have channel partners who inform the buyers with a thorough understanding and study of project and its offering, surrounding, location, budgets, etc. They are in touch with the developer getting daily updates on offers, plans, amenities, permissions, etc. Hence, the right channel partner results in fetching the right deal which is a one-time investment opportunity for the buyer."

Santhosh Kumar, CEO operations & international director of leading property consultancy agrees and adds, "Regardless of whether they are independent agents or channel partners, brokers bring many benefits to the table. They enable a smooth transaction process as well as the proper registration of the property, and can even assist in negotiating a comfortable price for the buyer. Many of the usual pain points are taken out of the property purchase process by brokers. Nevertheless, buyers should take their time in evaluating all proposals by a broker."

Some people think they can buy a home without a broker but experts point out that this is a challenging market with different price offers available for the same property. A right broker helps in getting an attractive deal from the developer. Girish Shah, director of leading realty company says, "Broker should understand the customer's needs and provide them with proper information and details that suit the buyer."

Thus getting a broker with good reputation in market is important.

P Rajendran, property analyst, says, "The real estate brokers or mediators as I would like to call them, unlike other industries, are greatly undervalued. A good real estate broker ensures that his clients are given accurate information on the product, competition, appreciation potential, future infrastructural development and also provide enough background on the developer and project including approvals." In short, it is essential to approach a credible broker.

If you have identified a few potential brokers, you should interview them over the phone and then meet in person. Since you will be spending a lot of time with your broker and investing large amount of money, it's important to take your time to find the right person. Ajay Jain, leading developer advises, "One tactic to check the credibility of a broker is to analyse the numerous options which he shows to you based on your preferences and criteria. These preferences may be in regard to the area, price, unit configuration, floor, location, likely completion date, stages of payment and so on. If he does show you comparable projects and opportunities fitting your benchmarks, it is practical to go with such a broker."


Nevertheless, sometimes, brokers get higher commissions for certain projects and if they put in extraordinary efforts to sell such properties due to their vested interests, they may not be genuine. It is prudent to look out for such brokers.

Here's Why you Should Thoroughly Read your Builder- Buyer Agreement

Read the builder-buyer agreement carefully instead of signing it blindly. In case you need legal recourse, it’s the one contract that will help you in court

The builder-buyer agreement is an immensely important document as it is the legal contract between the builder and the buyer. If the developer does not keep his word on any count, it is the most important legal document that the buyer will have to fall back on. Many builder-buyer agreements are heavily tilted in the builder’s favour. We discuss some of the common provisions and their implications for you.

Construction timeline

The agreement says that the builder will offer possession of the apartment (usually) within 36-42 months from the ‘start of construction’. Note, that it does not say that possession will be offered within the specified time from the ‘date of booking’. The commencement of construction is entirely up to the builder’s discretion. Some developers take the liberty of considering construction to have started after the excavation work is completed.

Price escalation clause

Builders include this clause in the agreement which allows them to raise the price of the apartment. If the project has been delayed, it could be due to the builder’s fault. They then penalise the buyer by raising the cost, claiming that raw material and other input costs have increased.

Area change

The agreement could include a clause allowing the builder to change the square footage of the apartment. If it has increased, he charges extra for it. “What changes, is not the carpet area but the super area,” explains Anuj Sood, head of Noida-based Sood Properties. “You may end up paying 10-15% extra, while the benefit to you, in terms of the additional area, may be marginal or nil.”

Payment delay

The agreement says that if the buyer delays in paying an installment, there will be interest to pay as well. The charge could be hefty – as much as 18-24% compounded quarterly. The developer may even include a clause stating that if you delay payment beyond a point, he reserves the right to cancel your allotment and that you may have to forfeit the earnest money, which could be as high as 20-25% of the total cost. The balance will be returned to you without any interest.

Payment on ‘actual cost basis’

The agreement may say that you will have to pay for certain items on actual cost basis at the time of possession. He may then spring an unpleasant surprise by demanding an unexpectedly high amount. This could be for things like club membership, electricity connection charge, etc. Similarly, at the time of booking, he may not specify the PLC (preferential location charges). Later, he could charge you anywhere from Rs 100 to 500.

Building plan changes

According to norms prevailing in some states, if the developer changes the building plan, he must take the buyer’s written consent. “Some developers have now begun to insert a page in the builder-buyer agreement, wherein, they take the consent beforehand,” adds Sood.

Transfer charges

This has to be paid to the developer if the apartment is resold before possession. Often, this charge is not disclosed clearly. Just for changing the name of the owner of a flat in his records, he could charge Rs 25-500 per sq ft.
Finally, there is the question of what the buyer can do if the builder-buyer agreement is tilted in the developer’s favour. Ideally, the buyer should be able to get the document changed. “In reality, developers refuse to change the provisions of the agreement, arguing that it is a standard document,” points out Bibhash Surya, head of Sri Sai Dreamlands, a Noida-based real estate consultancy. “The buyer usually has no option but to walk away from very toxic contracts.”

Thane City History

Throughout recorded history the city has left its mark under various names. However, it's present-day name is said to be derived from Sthan or Sthanaka, the capital of the Shilahara kings of Konkan.

The earlist evidence of Thane appears in the works of the Greek geographer, ptolemy, who, in his writings ( 135 - 150 AD) refers to a place called Chersonesus, which, according to researches, is the area around Thane creek.

The city crops up again in the Middle Ages and slabs and copper plates dating back to the period have been discovered in Thane. One of them, dug up from the foundations of Thane Fort in 1787, dated 1078 AD, is apparently a land grant from Arikesara Devaraja, sovereign of the city of Tagara, wherein he address the inhabitants of a city called Sri Sthanaka.

The great Venetian traveller Macro Polo too, in the course of his wandering set foot in Thane in 1290 AD. He describes the city as a greatkingdom, which apparently had a well-developed port, for he mentions a continous traffic of ships, and merchants trading and exporting leather, buckram, cotton, and importing horses.In fact, the present day Ghodbunder is said to be the site where horses were unloaded from ships.

Friar Jordanus, a great traveller, who visited the city between AD 1321 and 1324, describes it as being under a Muslim governer. He leaves a detailed sketch of early Christians in Thane and refers to the martyrdom of four Christian priests in the region, more than 200 years before the Portuguese ever set foot in India.

The celebrated Ibn Batuta and Abul Feda, contemporaries of Friar Jordanus, also came here. They refer to Thane as Kukin Tana and speak of its fame as a port from which ships sailed to the gulf carrying a kind of cloth called 'Tanasi' which was produced in Thane. Duarte Barbosa, a noted traveller, described Thane by the name Tana Mayambu 25 years before the portuguese conquest.

He paints a vivid picture of the town as one of Moorish mosques and temples, with many pleasant gardens.
The portuguese came to Thane about 1530 and ruled for over 200 years till 1739. Thane was then known as Cacabe de Tana. Work on the Thane Fort began in 1730.

The Marathas, who conquered Bassein and Thane in 1737 and 1739, held sway over the region till 1784, when the British captured thr Fort and ruled Thane, then also called Tana. They made it the headquarters of the district administration with a district collector stationed in Thane. The Thane Muncipal Council was formed in 1863 when the city had a population of 9000 souls.

After independence, Thane grew slowly and attained the status of an industrial town in the 60's and 70's. There was also a corresponding growth in trade, transport and construction activities, which picked up tremendously in the 80's. The 90's has seen the city burgeoning ahead, with great stride in construction and housing. The population has also increased manifold and Thane now occupies pride of place as a prime suburb and is all set to make its mark in the next millennium.

Kashid beach is a sandy beach typical of northern Konkan beaches with a thin layer of white sand covering the underlying fine black sand. The one thing that differentiates Kashid beach to the other beaches in Alibag is the waves at Kashid beach with a semblence of Kerala beaches.

Kashid beach tucked between two rocky hillocks on the Alibaug-Murud road is one of the best beaches near Pune and Mumbai. A long stretch of beach, Kashid stretches along for almost 2 kms! Kashid with waves much higher than other beaches in Alibaug is by far the best beach in this part of the Konkan region and though quite deserted on weekdays, Kashid attracts its fair share of week-end holiday makers.

Around Kashid..

Kashid is a beautiful holiday location and for a long holiday there many sightseeing options available in Kashid. A trip to the Phansad wildlife sanctuary can be a delightful experience adding variety to a Kashid holiday. Alibaug and its many beaches are just a half an hours drive away. Marble sculptures sculpted by late Mr. Nanasaheb Karmarkar can be visited at the Karmakar museum, 40 kilometers from Kashid.

Mumbai/Thane to Kashid

The fastest and convenient way to travel from Mumbai to Kashid is by a ferry. With regular A/C and non A/C ferries plying between Gate way of India one can reach Kashid from Mumbai in about an hour.

The ferry is uptil Mandwa and the ferry operators drop the ferry passengers to Alibaug bus depot free of charge and there are regular buses run by the ferry operator from all the Alibaug beaches back to Mandwa. Taxis and buses are available from Alibaug depot to Kashid and back.

Mumbai/Thane to Alibaug by road

Alibaug is approximately 100 kilometers from Mumbai however it takes about 3 - 3.5 hours to cover the distance due to traffic.

Weather: Temperatures vary from 16° C in winter to 32° C in summer, with an annual rainfall of 524 cms. October to May is the best time to visit.

Here are some easy meditation techniques to get you started:

Technique 1: Breathing Meditation

  • Sit in quite place where you won’t be disturbed. Wear comfortable clothes and find a comfortable chair (you don’t want to be so comfortable that you’ll be tempted to fall asleep. That’s why it’s better not to mediate in bed).

  • Close your eyes

  • Focus on your breaths - in and out, in and out, in and out. You can just pay attention to your inhaling and exhaling or you can count your breaths. Breathe naturally through your nose and just pay attention to your breath as you inhale and again as you exhale.

  • When your mind starts to wonder (and it will), just focus on your breathing again.
NOTE: Some find it easier to focus on an object instead of their breathing. You can focus on an object such as a flickering candle if that is easier for you.

Preventing Coronary Diseases

When there are excess deposits of fat, cholesterol or other substances in the inner wall of arteries, the arteries narrow and harden into a condition known as astherosclerosis, the most common cause of heart trouble. A planned diet and regular exercise are the key to prevent atheroclerosis.

Friendly and Unfriendly FATS

FAT should not exceed 30 per cent of your total calorie intake, which includes a maximum of 10 per cent saturated fat and 10 per cent mono-unsaturated fats. Saturated fatty acids in full-cream milk and red meat increase your cholesterol level. Use non-fat or low-fat milk and milk products instead of full-cream milk and avoid sources of saturated fatty acids like lard, butter, cream, palm oil, coconut oil, ghee and vanaspati.
Mono-unsaturated fats that lower cholesterol as well as prevent formation of blood clots are present in olive, canola, peanut and mustard oils. It's best to use these while cooking.
Omega-3, a fatty acid that prevents atherosclerosis is present in foods like herring, mackerel, salmon, tuna, soyabean, walnuts and butternuts. Take these regularly in small quantities to prevent atherosclerosis.

Cutting Cholesterol

Dietary cholesterol should be limited to 300 mg per day. Since it largely comes from animal products, consumption of non-vegetarian foods, whole milk and milk products hould be restricted. For example, an egg has 250 gm of cholesterol and it is not advisable to take more than two to three eggs a week.
Take healthy alternatives like chicken, fish, beans, vegetable, fruits, bread, pulses, wholewheat flour, cereals, rice, millet, skimmed milk and skimmed milk products and vegetable oils like corn, sesame, soyabean, sunflower, canola, olive and mustard.
Heart disease is less frequent among those who eat high carbohydrate and fibre-rich foods. Carbohydrate and fibre-rich foods. Carbohydrates should provide at least 55 per cent of your daily calories. Foods like bread, chapattis, cereals, rice and dals provide an adequate amount of carbohydrates.

How to control Chest Pain:

  • Boil 4-5 pods of garlic in a glass of milk and consume the garlic pods with milk daily to avoid chest pain.
  • Pound the dates with the seeds and eat them every day.
  • Increase the intake of ginger and lime in your diet.
  • Pound urad dhal to powder and eat it regularly.
  • Drink a glass of milk mixed with kadukai powder every night before going to bed.
  • Take a spoon of tulsi juice with honey in empty stomach every day.
