Jaggery is one of the most common ingredients found in Indian kitchens. Apart from being one of the best natural sweeteners, it also offers a plethora of health benefits. It is good for your cardiac health, digestion, improved metabolism, blood circulation, respiratory system, menstrual cramp or pains, sexual potency and stronger immunity. About 70-80% of the world’s Jaggery production takes place in India, where it is commonly called gur/gud. It is primarily made from Sugarcane but nowadays it can be made from coconut sap and date palm as well.

How is Jaggery Made?

Jaggery is made by first extracting juice from Sugarcane. The canes or palms are pressed to extract the sweet juice or sap. The juice is then allowed to stand in big containers so that any sediment settles to the bottom. It is then strained to produce a clear liquid.

The juice is then concentrated by placing in a very large, flat-bottomed pan and boiled. During this process, the Jaggery is stirred and the impurities are skimmed off the top until only a yellow, dough-like paste remains. This paste is then transferred to containers where it cools into Jaggery blocks.

Jaggery vs Refined Sugar

Jaggery contains more nutrients than refined sugar because of its molasses content. Molasses is a nutritious by-product of the sugar making process, which is usually removed when making refined sugar. Molasses adds plenty of micro-nutrients to the final product. Hence, it is more nutritious as compared to white refined sugar!

10 Benefits of Eating Jaggery

  1. Prevents and Treats Common Cold: Consumption of Jaggery helps fight symptoms of a cold and cough. Mixing a small piece of it in warm water or tea can help greatly.

  2. Immunity Booster: Loaded with antioxidants and minerals like zinc and selenium, which helps curb free-radicals responsible for inflammation, Jaggery helps boost resistance against infections, hence building stronger immunity.

  3. Detoxifies the Liver & Other Organs: It plays a major role in detoxifying internal organs such as liver, stomach, intestines, kidneys, etc. by flushing out harmful toxins from the body. Certain compounds present in Jaggery activate the digestive enzymes in our body, which help us digest food properly and also help reduce indigestion/bloating.

  4. Combats Menstrual Pain and PMS: It is helpful in providing relief from cramps. In case you experience mood swings, irritation before your period, you should eat a small piece as it increases the levels of hemoglobin, maintains the hydration levels in our body in heavy-flow during periods and helps in releasing more Endorphins during periods (this helps relax our body). During periods, consume a solution of a glass of lukewarm water and Jaggery. It will help you tackle period cramps for the day.

  5. Body Pain & Aches: Do you suffer from aches and pains in your joints? Eating Jaggery can provide you with immense relief. Add some grated ginger in boiling water and strain. Add a small piece of Jaggery and drink this regularly to reduce joint pain. You can even drink it with a glass of milk everyday to help strengthen the bones. This can help prevent joint and bone problems such as Arthritis.

  6. Prevents Constipation: It activates the digestive enzymes in the body, stimulates bowel movements and helps prevent as well as relieve constipation. A cup of warm water with organic Jaggery and half a lemon’s juice is one of the best home remedy to cure constipation.

  7. Prevents Anaemia: Rich in iron and folate, it helps prevent anaemia by ensuring that a normal level of red blood cells is maintained. It also helps in increasing haemoglobin content of blood. This is especially beneficial for pregnant women.

  8. Acts as a Cooling Agent: Eating a small piece of it everyday helps in maintaining normal body temperature, which helps in keeping your stomach cool. Experts recommend drinking GurSharbat (soaked in ice cold water) during the summer months to cool off.

  9. Prevents Respiratory Problems: By consuming Jaggery regularly, you can prevent many respiratory problems such as asthma, bronchitis, etc. Eating it with sesame seeds is beneficial for the respiratory system and preventing allergies related to it.

  10. Regulates Blood Pressure: Jaggery contains potassium and sodium, which play an important role in the maintenance of pH levels in the body. It ensures that a normal level of blood pressure is properly maintained.

5 points for NRIs to know before making a real estate investment in India

https://thaneweb.com

March 2019

NRI Real Estate Investments in Thane

NRIs are eligible to apply for loans in India but should pay back the loan in Indian rupees only.

Chavvii Prabhakar

Global Indians are significant contributors to Indian forex reserves through remittances and investments in various Indian asset classes, of which real estate investments form a major chunk. NRIs, too, have always found investing in real estate to be a rewarding experience.

This, in addition to the depreciating rupee exchange value is benefitting NRI buyers significantly. The overall impact is that Indian real estate market is seeing green shoots of revival in 2018. The positive impact of the reformatory changes is already visible with the industry moving towards greater transparency, efficiency and accountability.

Below are some key points an NRI needs to keep in mind while making a real estate investment in India.

Power of Attorney

Power of Attorney (PoA) is required by NRIs if he/she cannot be physically present in India for execution of property transactions. It empowers a person to act on behalf of another. Responsibility is delegated and, therefore, it helps NRIs manage their assets in India efficiently.

POA could be used for purposes mainly related to mortgage, lease, sell, collect rent and borrow, manage and sell disputes, perform acts required by banks and enter into contracts. The government is planning to amend the laws to make registration mandatory for such deals which will help curb frauds, disputes and stamp duty evasion.

Tax Benefits

India has double taxation avoidance agreements with more than 90 countries. An NRI can claim tax credit on taxes paid by him in India on income from immovable property in his country of residence. The NRI is liable to pay tax on the amount of capital gains arising in India. An immovable property held for more than 24 months is treated as long-term capital asset and gets the indexation benefit with taxation at 20%. Income-Tax Act too allows certain tax deductions under Section 80C to 80TTA and NRIs can use this to reduce their tax burden.

Right way to make a transaction

Investing in real estate in India is no longer as challenging as it used to be. In fact most NRIs today believe that the recent regulatory changes in India have made the sector more efficient and transparent, rendering the environment conducive enough for investment in property.

An NRI investing in India needs to have a checklist of things which should include property verification, list of all documents, KYC, payment plan, tax implication legalities and other local formalities and someone trustworthy to help facilitate the entire process so that it is smooth and efficient.

Regulations to consider

Real estate transactions in India for NRIs fall under the purview of Foreign Exchange Management Act (FEMA). Reserve Bank of India has simplified the rules as NRIs holding an Indian passport needs no approval while investing in Indian real estate. Under general permission category, persons of Indian origin require no approval unless they are citizens of neighboring countries.

They can make payment through inward remittance, non-resident rupee (NRE) accounts, non-resident ordinary rupee (NRO) accounts or foreign currency non-resident (FCNR) deposit accounts. Any property investment includes stamp duty, registration charges and service tax to be paid according to Indian laws.

NRIs are eligible to apply for loans in India but should pay back the loan in Indian rupees only.

Type of property to invest

NRIs can purchase any number of properties, both residential and commercial. But they are not allowed to buy any form of agricultural land, farm house and plantation property unless it has been gifted or inherited by them. The depreciating rupee value and regulatory environment after the implementation of reforms is prompting a large number of NRIs to invest in the Indian realty market.

5 steps to buy a house, for first-time home buyers

March 2019

Buy Residential Property in Thane

Planning to buy your dream home in 2019? We look at some of the dos and don’ts that can make it easier for home seekers to raise the down payment and service the EMIs

Finance is one of the most important determinants, when it comes to buying a house and most of the other considerations revolve around this. As a property purchase is often a once-in-a-lifetime decision, it is essential to evaluate your funds accordingly. To buy a house, one nowadays has to utilise their savings and also opt for a home loan. The process of taking a loan has also become simpler, with a majority of people opting for it. Nevertheless, there are some basic principles that one can follow, to plan your finances for buying a house this year.

1. Pay off all your existing debts

You can never assess your net worth, if you are debt-laden. Any partial payment towards this debt, will show up poorly in your credit ratings and this may affect the home loan process. Paying off your debts completely, will help you move ahead in the direction of home buying. Besides relieving one’s tension, it can help you to properly allocate money for your basic needs and for your big real estate purchase.

2. Invest in multiple assets

One should learn about the different financial instruments available in the market. This can help you to invest your money wisely and use the returns, to fund the purchase of your home. Financial experts always stress on having a mix of different asset classes in one’s portfolio, as this will help you during big-ticket purchases, like property. “Before making the decision to buy a house, one needs to ensure that the current asset allocation is not skewed towards a risky asset class like equities. If that is the case, one needs to shift a chunk of those assets to less risky ones that are also liquid. Mutual funds can be a great avenue for such temporary parking of funds,” says Rakesh Nair, an independent financial advisor.

3. Track your spending

Real estate is an expensive investment. However, with modern buyers being exposed to global standards, they refuse to settle for anything but the best. In such a scenario, every penny counts. Experts suggest that an individual’s monthly budget should be based on the 50/30/20 thumb rule, where one spends 50 per cent on basic necessities, including groceries, utilities, medical expenses, etc., 30 per cent for indulging yourself and your family, while the remaining 20 per cent should be saved. This 20 per cent will help you in your down payment, getting home loans and also in case of any other emergency. “After following the real estate market for the last three months, for buying our own apartment, we found something better than what we were looking for. So, we are trying to channel our funds in this direction. Buying a house requires a huge amount of self-control, to avoid spending money on other temptations and instead, develop a habit of saving money for buying an apartment,” says Vihaan Verma, a house hunter from Delhi, who intends to buy an apartment this year.

4. Standing instructions for automatic transfer of money

Initiate standing instructions at your bank, for transferring money from your salary account to your savings account, every month. This will keep you in check and you will only spend what is left after savings. Going forward, when you take a home loan, you can follow the same method, so that monthly EMIs are taken care of, right at the beginning and you avoid getting into any financial mess.

5. Maintaining a balance between rent and EMIs

Proper planning is especially important, when one plans to buy a house while also living in a rented accommodation. This will entail an outgo of EMI, as well as the rent for your current house.

“Once you avail of a home loan, the EMI starts immediately. This can become a burden, when you are paying it along with the rent for your current house. You have to maintain a proper balance, between the EMI and the rent, so that once you get the possession of the new house, you can increase the EMI amount and move into your dream home. In 2019, there is hope of a reduction in the Goods and Services Tax (GST) for real estate, as well as further reductions in the repo rate, which will directly reduce the pressure of repayment on buyers. In the meantime, buying a ready-to-move-in property can be a viable option, as this will enable you to avoid the rental outgo and the GST,” advises Harvinder Sikka, MD of the Sikka Group.

Fund allocation, for buying a dream home

1. Plan the monthly budget using the 50/30/20 thumb rule, where you spend 50 per cent on basics, 30 per cent on luxury and the remaining 20 per cent towards savings.

2. Change your asset allocation predominantly from risky assets to liquid assets, so that when you zero-in on a property, you can immediately proceed and not let go of an opportunity because of unavailability of funds.

Come July 2019 and companies will have to sell four wheelers in India only with mandatory safety features like driver see airbag, ABS, speed alert system, seat belt reminder and rear parking sensors. While some of the four wheelers have been seeing some miserable sales over the last few years, others are not feasible to be updated according to the new norms. Here is the list of 10 cars and SUVs that retire from the Indian market this year. The names include some of the oldest and popular vehicles as well.

Mahindra NuvoSport

The sales of the Mahindra NuvoSport have not been satisfactory in India. Powering the Mahindra NuvoSport is a 1.5-litre diesel engine that is offered with both manual and automatic transmission options. Mahindra NuvoSport price in India currently starts at Rs 7.77 lakh that reaches up till Rs 10.25 lakh for the top end variant.

Maruti Suzuki Omni

India's largest carmaker Maruti Suzuki's highly popular Omni minivan is also one of the vehicles that will meet its fate in July 2019. First launched in the year 1985, the Maruti Suzuki Omni will not be able to meet the crash test norms that will come into effect starting October 2019. Also, the engine of the Omni won't be upgraded to the BS-VI emission norms. Powering the Maruti Suzuki Omni is a 796cc petrol engine mated to a manual transmission. The minivan is currently priced in India at a starting price of Rs 2.82 lakh (ex-showroom, Delhi).

Tata Nano GenX

Tata Sumo Gold price in India is currently Rs 7.52 lakh and the top end variant will cost you Rs 8.96 lakh (ex-showroom, Delhi).

Honda Brio

The production of Honda Brio has already stopped and the company's most affordable model will retire by July 2019, after which Amaze will become the brand's most budget offering. The car has not received a significant update since long and add to that the lack of features is why this model will no longer be on sale after a few months. Honda Brio is currently priced in the Indian market between Rs 4.73 lakh and Rs 6.81 lakh (ex-showroom, Delhi). Powering the car is a 1.2-litre petrol engine that is offered with both petrol and diesel gearbox options.

Maruti Suzuki Gypsy

Still listed on the company's official website for India, Maruti Suzuki will pull the plug on Gypsy by July 2019. The SUV will not be updated with new safety features and hence, if you have been planning to buy the Gypsy, this can be the last time to buy one. The Maruti Gypsy is currently available in two variants with prices starting at Rs 6.22 lakh (ex-showroom, Delhi). The vehicle draws power from a 1.3-litre petrol engine mated to a manual transmission.

Fiat Punto

The Fiat Punto has not received a significant update since a long time now and its sales have not been pleasing either. This is the reason why the hatchback will be retired from India this year. Fiat Punto price in India currently starts at Rs 4.82 lakh that reaches up till Rs 7.47 lakh (ex-showroom, Delhi).

Fiat Linea

Just like the Punto, the Fiat Linea will also meet its fate this year. The Linea has also been seeing some miserable sales numbers and hence, updating it with new safety features will not make any sense for the manufacturer. Fiat Linea is priced in India at Rs 7.15 lakh for the base variant while the top end trim will set you back by Rs 9.91 lakh (ex-showroom, Delhi).

Mahindra Xylo

Mahindra Xylo is another such model that has not received any major update since long. The Xylo will not be able to meet the upcoming crash tests in India. Mahindra Xylo price in India currently ranges between Rs 9.38 lakh to Rs 12 lakh (ex-showroom, Delhi).

Mahindra Verito

The sales of the Mahindra Verito have not been satisfactory for the company now and hence, it would be a no brainer to update the Verito with new safety features. Powering the Mahindra Verito is a 1.5-litre diesel engine mated to a manual gearbox.

Be Clear On Your Targets

As we mentioned above, your communication with the team members or team lead will be very low while working from home.
